How To Sell Your Home

by Robert Earl

If you want to get a really good price when you sell your home, you and your broker both have to put in lots of time and effort. While your realtor performs all of his or her tasks related to selling the property, you have to make the necessary preparations inside the house. Regardless of whether your Virginia property is a private residence in Reston or Falls Church or a condo in Long Beach, the steps we outline here should assist you in getting your home ready for sale.

Properly preparing a home for sale requires the homeowner detach emotionally. A homeowner who remains emotionally attached to a home is less likely to work diligently to sell the home. If emotional attachment is a problem, try looking ahead to living in your new home.

In a similar vein, a homeowner should do everything possible to help potential buyers imagine what it would be like to live inside the home themselves. Although things like personal mementos, family heirlooms, and children's photographs can have special meaning for the current homeowner, such items should be packed away so that the prospective buyer has the opportunity to picture things of their own in and around the space.

When all personal effects are stored, the next step that should be taken is to remove excess waste and clutter. Seeing their furniture and personal effects in the room isn't possible for potential buyers if clutter remains. You can give the room the illusion of appearing larger and freeing up more space if you remove extra clutter.

While putting items into storage, use this opportunity to cull your closets. Most potential buyers are interested in storage space, so they will likely open and investigate closets, drawers, pantries and other storage areas. These should all be neat, tidy, and organized; this includes clothes closets, too. Once you have cleared excess items out of the house and its storage spaces, the next thing to do is to take away large furniture pieces and appliances which are not needed and not being offered for sale with the house. If you are stuck for a place to leave them, you can rent storage space, and later transfer them directly from there to the new house.

After the large items have been removed from the house, inspect the house from top to bottom for all visible damage to walls, floors, and ceilings. Patch or repair any damaged areas. Replace old carpeting and paint the interior if necessary. Contact a contractor to repair any significant damage. Finally, inspect your house inside and out as if you were an interested buyer. Make any final improvements based on this assessment while looking forward to seeing the house sell.

If you want the best possible price when you sell your home, you and your broker must both invest considerable time and effort. While your realtor performs all of his or her tasks related to selling the property, you should make the necessary preparations inside the house. Before beginning, make a thorough and complete inspection of the house from top to bottom, making sure to note all visible damage. Regardless of whether your property is Reston Virginia real estate for sale, or Falls Church VA real estate, the steps outlined in the article should assist you with preparing your home for sale.
