To businesses and investors, correctly managed is a way of income and profits; to owners, it is a way to make them last longer as well as improve resale values. Property and community association managers maintain and raise the value of investments. Once a site is chosen, they negotiate the contracts for the lease or purchase of a property, securing the most advantageous terms. Managers check their company's holdings occasionally and identify those properties which are no longer profitable. Property and association managers work in comfortable, updated facilities but do spend the majority of their workday in the field. They regularly visit the properties that they are in charge of, keeping in frequent contact with contractors during renovations or repairs. Traveling to assess property acquisitions or to company properties is also a requirement of the managerial position.
